Greenwood’s design-phase services offer significant advantages to projects of every scope and size. During preconstruction, our Construction Managers use data and information compiled from hundreds of Greenwood projects to create highly accurate cost models. These models provide a road map for the entire project team that is critical when making decisions about major systems, materials and equipment.
Our team’s depth of experience also allows us to determine the constructability of your project and develop detailed construction schedules that are realistic and meet your needs.

As the preconstruction phase transitions into construction, Owners of the project can either select Greenwood to build the project or put the project out to bid. Whatever the case the project documents will be complete offering a more comprehensive bid process that will minimize change orders and time delays.
Preconstruction is a significant piece of the construction service we provide. In our “Preconstruction – GMP” program Greenwood is also hired to manage the construction phase, and can use our own crews to self-perform portions of the work or enlist prequalified subcontractors who meet our high standards for quality and cost-consciousness.

The Greenwood Preconstruction-GMP Program inserts a construction management team and general contractor early in the design phase. Working closely with your architect to examine alternate materials, systems, and equipment for cost, quality and availability. We then perform constructability reviews and offer value-engineering suggestions. This early coordination fosters collaboration and focuses the entire team on finding the best solutions for your construction project. We also coordinate all subcontractor bids and determine a guaranteed maximum price for construction (GMP).
Greenwood provides premier Construction Management services to owners of a wide variety of projects. We have experience managing single construction projects as well as multiple project programs with multiple projects and phases on single campus settings and several sites.

Design-Bid-Build, is the oldest and most well known (traditional) contracting method for construction projects, and is still popular with some owners. With Design-Bid-Build, the contractor does not enter the process until after the design is complete. The drawings are put out for competitive bid to general contractors, and the one with the lowest price is typically awarded the project.
